Position: Building Services Technician

Reports To: Maintenance Supervisor

Status: Full-Time, Non-Exempt

Position Summary:

Responsible for creating a safe, comfortable, and productive environment for all building occupants and visitors by providing any necessary repairs or alterations to building so that they are up to the proper specifications by performing the following duties.

Essential Duties and Responsibilities:

  • Ensures that all building systems and operations including HVAC are functioning properly.*
  • Works with outside vendors for other maintenance concerns, ensures work is completed to Comvest Real Estate Management standards, and informs supervisor if work has not met expectations.*

  • Sets up conference rooms and event space as required and reconfigures office cubicles to include moving boxes, office furniture, telephones, and computers and ensures proper reconnection.*

  • Performs inside building maintenance and or repairs on walls, furniture, carpeting, plumbing, painting, lighting, and electrical.*

  • Performs outside building maintenance to include emptying of trash cans, removing  snow and ice from property parking lots, building entrances, and sidewalks by shovel or snow blower, and providing maintenance on garage doors.*

  • Performs light landscaping including watering of plants and grass.*

  • Operates all motor driven tools used in daily operations including lawn and snow removal equipment and the parking ramp sweeper.* (Based on location)

  • Provides on-call support and responds to off-hours facility emergencies or various building projects.*

  • Provides parking garage maintenance based on location.*

  • Travels to local supply stores.*

  • Performs local and state wide travel based on job assignments.*

  • Completes daily work log and notes all assignments worked that day.*

  • Performs all work in accordance to safety standards and guidelines.*

  • Reports any incidents or injuries to the supervisor immediately.*

  • Ensures confidential recycling is collected per procedures.*

  • Receives requests from building occupants via phone, email, or work order system.*

  • Completes all tasks assigned as shown on work orders and instructions.*

  • Meets with building landlords and vendors as needed which will vary by location.

  • Ensures can and bottle recycling and confidential recycling is collected as needed.

  • Attends meetings and trainings as required.

  • Performs all other duties as assigned and required.

Language Ability:

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

Computer Skills:

To perform this job successfully, an individual should have knowledge of email systems software, Smart Phone and work order systems software.

Education/Experience:

High school diploma or general education degree (GED); and one to two years related experience and/or training; or equivalent combination of education and experience.

Specialized Training:

HIPAA training / OSHA

Certificates and Licenses:

Valid driver's license

The noise level in the work environment is usually moderate.
